Industrial Commercial Properties has acquired the former Kmart building at 12501 Rockside Road in Garfield Heights.
ICP Owner Chris Semarjian, who is nationally known for purchasing large-scale facilities and repurposing the buildings, is excited about the opportunity to not only develop this site, but also retain and create jobs in Garfield Heights. This 89,300-square-foot building is situated on 9.3 acres and is ideal for assembly, warehouse or retail, a news release states.
The former Kmart site is centrally located with highway access. The structure, with its height and column spacing, is believed to be adaptive to edevelopment. ICP plans to update the facility, including the exterior.
“When looking at the marketplace, we believe that Garfield Heights is uniquely situated to take advantage of the unparalleled access to I-480, I-77 and Rockside Road,” Semarjian said in a statement. “The city of Garfield Heights is committed to promoting a conducive environment for business development and we believe that investing in this area will generate jobs and improve the community. We believe that there are a multitude of opportunities in Garfield Heights that will establish our commitment to the community.”
Garfield Heights Mayor Vic Collova believes that the development of this site will have a positive impact on the city, adding: “We are excited about this opportunity, not only to develop this site, but to work with the talented team at ICP on future projects. Their vision for redeveloping this site is incredibly positive for our city and promises to be the impetus for a long-term relationship.”
